Get What You Pay For Or Are You Paying Too Much?
Occasionally, we hear other real estate
agencies comment that “you get what you pay for” with discount real
estate companies. At Love Realty, we don’t think so. We will put our
superior service up against any real estate company at the Lake. A Love
Realty listing will get extensive print advertising, and internet
coverage. Plus Love Realty handles your sales contract from start to
finish. Not many “full service” real estate companies can offer you all
this on a consistent basis. For homes selling for $200,000, we do all
this for a 2% listing commission and if you use our “Moving Van or Cash
Program” your listing commission is only 1%. Shouldn’t more of your
hard-earned equity go into your pocket? We think so. Give us a call

Flat Rate
Program
Due to many requests, we have
implemented a flat rate program. For a one-time listing fee of $2,000
paid at the time of listing, we will handle the listing of your property with a “pay as you go” plan
for such items as advertising. This flat rate fee is for any price

Attention for Sale by Owners
If you already have a buyer for your property, Love Realty
has a special program just for you. In this program Love Realty
handles the sales contract and the earnest money, provides the property
and lead-based paint disclosures, handles getting the title work
completed plus takes care of all the small details to get your property
to closing. We can also help your buyer complete what is needed for
them to obtain financing. The cost of this program is $750.
Moving Van or
Cash?
At Love Realty, if you BUY and SELL your home through us,
we will do a lot more than lend you a moving van to move. We will take
1% off our already low commission. So if you have a $250,000 home and
we take 1% off your selling commission that is $2,500 back to you. That
kind of money could pay for a local moving company to move you!
We Can
Also Do a Regular Listing for You for Less
Even though many of our
sellers
decide to participate in the sale of their property, Love Realty can do
a “full” listing for you for less. On properties over $300,000 our listing commission is
1.5%. If one of our
agents shows and sells your property, the total commission is 3.5%. We
can also put your listing in the MLS for 3%, so if another agency sells
your property, your total commission is 4.5%. No matter which
program sells your property, you still get Love Realty’s superior
service. Of course, we will advertise your property on a regular basis
and will NEVER charge you an additional “marketing fee”. Feel

property. As always, we charge the same commission for homes, condos,
commercial property and land.
What are
“Marketing Fees”?
To the best of our knowledge, this is just an additional fee
sometimes called document retention fees that some real estate companies
charge you for the services that use to be included in the “normal
commission”. Unfortunately, the listing agreement does not indicate
what “benefits” you receive for this additional fee. At Love Realty
we do not feel a need to charge you an additional fee for services we
have always included in our discounted commission. Give us a call

Who Can Better
Show And Sell your Property?
The real estate salesperson, who may be in your property
for the first time, or the property owner? We think the property

can. That’s why we let them be involved in the sale of their home and
at the same time save money on their commission. We can handle a
property up to $200,000 for 3% and a property for $200,000 to $300,000 for 2%.
Any property over $300,000 is only 1.5% to list. All

appointment. We have a good working relationship with most REALTORS® in
the Lake area. Our MLS listings are frequently shown and sold by many
other agencies, but we occasionally hear negative comments about our
discounted programs by other agents.
By refusing to show another agency’s listings and
making derogatory statements about another agency’s commission structure
is a potential Federal anti-trust violation and violates the REALTOR®
